Your home deserves more than an occasional visit.

A neighbour, friend or family member can help out. Professional Home Watch gives you a structured, consistent and documented approach. You know when your home was visited, what was checked and whether anything needs your attention.

National Home Watch Association accredited member

NEXIAA, Quebec’s first and only Home Watch company accredited by the NHWA.

The National Home Watch Association sets the standard for professional home watch services across the country. NHWA membership requires background checks, proof of insurance, and a commitment to ethical, professional conduct on every visit.

When Might You Need Home Watch?

A home can be unoccupied for many reasons beyond travel. Whether you’re planning time away or navigating a life transition, Nexiaa provides a dependable local presence through structured, documented Home Watch visits.

  • Whether you’re away for a few weeks, an entire winter or several times throughout the year, Nexiaa looks after your home through scheduled, documented visits. Each visit is designed to identify visible irregularities and is followed by a report.

  • A property may be unoccupied while listed for sale, between a seller’s move-out and a buyer’s move-in, or after purchase before the new owner takes occupancy. Nexiaa conducts regular visits during this transition and reports any visible irregularities observed.

  • Following the loss of a loved one, family members or estate liquidators may need to oversee a home from a distance. Nexiaa conducts structured, documented visits while the estate is being settled or the property is awaiting sale.

  • An extended hospital stay, rehabilitation or a move into a seniors’ residence can leave a home temporarily unoccupied. Nexiaa provides scheduled visits and sends a report after each visit to the client or an authorized contact.

  • When a professional assignment requires you to leave home temporarily, Nexiaa provides a dependable local presence. Our service may be especially relevant to relocated professionals, expatriates, deployed Canadian Armed Forces members and RCMP officers on assignment.

  • For owners who do not occupy their homes year-round, or whose rental properties are temporarily vacant between tenants, Nexiaa conducts structured, documented visits to identify visible irregularities and provide reliable follow-up from a distance.

What we check

A comprehensive checklist of your home.

Exterior

    • Inspect the perimeter first: driveway, walkways, gates, fences and boundary walls.
    • Check the building exterior: exterior walls, doors and windows. Look for signs of wear, cracks, deterioration, damage, forced entry or vandalism.
    • Inspect outdoor areas and furnishings: decks, porches, verandas, screened enclosures and furniture.
    • Observe the condition of the grounds: vegetation, lawn, snow, irrigation system and signs of pests or nests.
    • Check outdoor equipment and outbuildings: automatic lighting, address signage and other structures.
    • Walk the property grounds, looking for signs of erosion, water accumulation or other irregularities.

Interior

    • Check that the alarm system, security gates and motion-sensor lights are working properly.
    • Remove mail and packages from visible outdoor areas.
    • Look for signs of forced entry, vandalism, damaged window screens or cracked glass.
    • Check that the smoke and carbon monoxide detector is working properly.
    • Check whether the main water supply valve is open or closed.
    • Inspect the electrical panel: identify and document tripped breakers and the affected circuits.
    • Report repeated breaker trips: leave the affected circuit switched off and coordinate an assessment with the client’s approval.
    • Record thermostat readings and settings: room temperature, set temperature, mode and humidity, if available.
    • Check heating or air conditioning operation: airflow, filters and any water in the condensate drain pan.
    • Inspect the water heater for leaks, rust and its temperature setting.
    • Check the hot water recirculation pump: confirm whether one is installed and that it is switched off while the home is unoccupied.
    • Walk through every room, including the garage and other buildings.
    • Inspect all ceilings, walls, room corners, floors, and trim for signs of water damage, leaks, or moisture.
    • Identify visible issues: damage, pests, unusual noises and odours.
    • Check devices left running: lights used to simulate occupancy, timers and ceiling fans.
    • Check the telephone, if applicable: dial tone and number of unheard messages.
    • Check the water treatment system: system condition and salt level, if applicable.
    • Run water and observe drainage in kitchen sinks, bathroom sinks, bathtubs and showers.
    • Look for leaks in faucets, pipes, connections and areas beneath sinks.
    • Check toilets: flushing, refilling, flapper, leaks and the condition of the floor around the base.
    • Identify cleanliness or pest issues: stains, drain flies and other unusual signs.
    • Check the pantry for open food packages that could attract insects.
    • Check the garbage disposal by running it with water. Disposals can rust and seize when left unused.

    • Check the dishwasher, washing machine and dryer.
    • Identify perishable food and signs of thawing. Remove affected food according to the agreed instructions.

    • Check charging and storage conditions: suitable charger, a dry and ventilated location, away from flammable materials and heat sources.
